Marin is located in the north San Francisco Bay area, just across the Golden Gate Bridge from San Francisco. Many decent sized towns make up a county that has a population of just under a quarter of a million people.</p>
<p>Living in this area of Northern California is heaven on Earth for many people. If fantastic public schools, beautiful nature filled with bike and hiking trails, liberal politics, and general affluence sounds like your idea of a great place to live, then Marin County, California might be the right place for you.<br />

If there is a downside, or a potential downside, it&#8217;s that the area can be a very expensive place to live. To balance out the relative high cost of living compared to other areas of the country, Marin has third highest mean personal income in the country, at over $80,000 per person/family. If you like irony, this desirable Bay Area County is also the home of San Quentin Prison, the oldest prison in the state of California.</p>

			<content:encoded><![CDATA[<p>With a small but stable population of approximately 14,000 residents, the history of Mill Valley is an interesting one that many locals are happy to talk about, especially since so much of its heritage spills over from nearby San Francisco.</p>
<p>Present day facts don&#8217;t even begin to reflect the colorful and interesting history of Mill Valley, California. Mill Valley and various towns throughout Marin County and Sonoma County represented the aboriginal lands of Native American&#8217;s known as the Coast Miwoks.</p>
<p>While these areas were initially inhabited by the Miwok tribes, the arrival of Spanish pioneers eventually led to the transition of these fertile lands to the Mexican government which sought to populate the area through the use of generous land grants.<br />

The actual history of the town known as Mill Valley begins with an interesting dichotomy: the country of Mexico gave a land grant to Irish settler, John Thomas Reed, who became a Mexican citizen in 1834. John Thomas Reed utilized this generous land grant to build the first saw mill throughout all of California, which was what eventually gave the town of Mill Valley, California, its name.</p>
<p>While the establishment of Jon Thomas Reed&#8217;s saw mill helped to drive the initial population growth in Mill Valley by attracting settlers seeking work in the logging and lumber industry, there were other historical events which helped sustain and grow the population of this Southern Marin town. Two other noteworthy events in early history which helped to shape and expand the population of this town included the famous California gold rush which attracted opportunists seeking prosperity, followed by the introduction of the Mt. Tamalpais and Muir Woods Railroad Service which ran from Mill Valley to the top of the Mount Tamalpais.</p>
<p>The historical aspects of Mill Valley can still be seen by visitors and residents alike. The Mill Valley Lumber Company greets visitors entering the downtown neighborhood via Miller Avenue while remnants of the historic Mount Tamalpais and Muir Woods Railway station can still be seen within the space now occupied by the Depot Bookstore and Cafe located at 87 Throckmorton Avenue.</p>

Located 95 miles northeast of Los Angeles, with convenient access to the 15 Freeway and Highway 395, Victorville is poised for the most profitable of comebacks when the real estate market recovers from its slump.</p>
<p><span id="more-195"></span></p>
<p>The combination of easy commuter freeway access and scores of lovely family sized homes make Victorville very desirable for the new family, or anyone looking to upsize or downsize their domicile.</p>
<p>The city of has three public school districts which collectively govern fifteen high schools, nineteen middle schools and thirty-four elementary schools. For the family seeking private school education, Victorville has eleven to choose from including several Christian schools which provide 1st grade education through high school. Victorville is home to one of the largest community colleges in the state, and offers 40 associate programs in fields ranging from registered nursing to business.</p>
<p>Whenever considering a home purchase, and especially in the case of potentially purchasing a bank owned property, the assistance of a licensed real estate broker is always advisable as the purchase parameters in foreclosure situations are different than that of a privately owned home. In addition to bank owned property, many properties are subject to bank approval in what is known as a “short sale” situation. This is where the owner of the property is not in foreclosure, but is willing to sell the property for less than what is still owed to the bank. This type of property sale is becoming more commonplace, as banks and mortgage companies are trying to reduce the number of outright foreclosures.</p>
<p>One consideration to make is that many foreclosed homes are sold “as is”. The definition of this term has evolved, given the recent market, beyond indication that there are no claims made as to code status of the home. “As is” in the current market, since many properties are left vacant for many months, also means that kitchen cabinets and plumbing fixtures may have been removed and sold prior to foreclosure.</p>
<p>In some cases, agents are seeing bank owned properties on the market that have been stripped of all copper plumbing lines, and aluminum siding. These properties are a rarity in the Victorville area, but are not unheard of. While the purchase price many foreclosed on homes in Victorville may seem like the deal of a lifetime, there can easily be tens of thousands of dollars of required repairs before the property will be certified as inhabitable. Your real estate agent will be able to secure pricing for required and proposed upgrades to the property and give you a reasonable approximation of how much the property will actually cost you before you can move in or use it for rental property.</p>
<p>Other considerations when purchasing a home are the conditions of the surrounding properties, and their potential for improvement or blight in the near future. Again, a licensed real estate agent is the best one to make these determinations as he will have access to historical values of surrounding properties and their current ownership status.</p>

<p><span id="more-95"></span>The welcoming feeling is not only something that seems natural to the area, but is a quality which is actively worked on, going as far as the towns historic City Hall, which encourages the public to visit on Mondays through Thursdays.</p>
<p>Larkspur is one of the smallest cities in Marin County, which is part of the reason that the small town feel might be easier to pull off for Larkspur. This quaint town is located approximately 15 miles north of San Francisco, and is located close to the ever popular and famous Mount Tamalpais.</p>

For an evening nightcap, be sure to stop into the Silver Peso, a fun local tavern that takes pride in being a dive bar in one of Marin&#8217;s most exclusive communities.</p>
