02.24Los Angeles is home to some of the most exclusive neighborhoods in the US.
This means that people in the market for a luxury estate have more options here than anywhere else in the country. But not all high end communities are created equal, and finding the right neighborhood for you can prove almost as trying as finding your dream home.
Once you’ve found a few properties that catch your eye, it might be time to talk to your real estate agent about the communities where they are located. A realtor experienced in the luxury Los Angeles market should be able to give you the basics on most of the well known upscale neighborhoods. Still, here are some questions to keep in mind:
Is there a Homeowner’s Association? In order to maintain exclusivity, many of Southern California’s luxury estate communities have formed associations. While these HOAs do help keep property values up, bear in mind that many have strict covenants that you must adhere to if you want to live there. For many people, it’s a worthwhile trade. Be sure to carefully overlook the association’s rules, guidelines and regulations before you make an offer on a house, because once you move in, you must abide by them. Home colors, number and styles of vehicles permissible in driveways and even the style of landscaping you can use are among the things covered in many HOAs.
What are the local zoning laws? While this may not seem like an issue that will affect you, it is of the utmost importance that you know what kind of development is allowable in your area. You’re likely going to pay a lot of money for your Los Angeles luxury estate, and you want to keep your property value as high as possible. Commercial expansion like office buildings and supermarkets will work against you, while other high end homes will only serve to increase your own house’s cache.
What school system does the home belong to? For families with children, this can be the most important question of all. School systems can vary wildly from city to city, and across county lines. In fact, even a distance of only a few blocks can put you in a different school zone. Also, be sure to find out about the local school’s accreditation and, if it’s important to you and your little one, sports ranking.
Finally, keep in mind that no one knows more about your potential new neighborhood than the people that already live there. Don’t be afraid to ask questions, especially if you happen to encounter someone that’s lived in the area a long time. Blogs and community websites are also great resources. Find out what people are saying, what they like best about living there, and if they have any complaints. If your new neighborhood has a homeowner’s association, you can also contact them with your questions.
A lot goes into the search for a luxury estate property- make sure you know what you’re getting into. Asking important questions up front will ensure that you end up exactly where you want to be.
